We work on garage doors and the hardware that moves them: torsion and extension springs, openers, tracks, rollers, cables, and panels. Most of the calls we get in this part of Florida involve a spring that let go on a double door, an opener that's stopped talking to the wall button, or a track that's bent from a door coming off its rollers.
The housing stock around here was mostly built between 1979 and 2013, with a median build year around 1991, and that matters for the work. A door installed in the late 80s or early 90s often still has its original hardware, which means springs and rollers that are long past their rated cycle count. We see a lot of that.
We also see openers from the 90s still running on original circuit boards, which usually means a full opener swap rather than a part fix. We don't do fencing, screens, or general handyman work, and we won't pretend a door is worth saving if the track is rusted through or the section panels are too far gone to true up.
Sometimes the honest call is replacement, not repair, and we'll tell you that up front rather than billing for a patch job that won't hold. The mild temperate climate here means we're not fighting the deep freeze-thaw cycles that wreck hardware up north, but humidity and daily heat cycling still take a toll on bearings, cables, and weatherstripping over a few decades.
